Damage Restoration Before & After in Fort Lauderdale, FL

Photos show what a restoration company actually does when nobody’s watching. Drywall cut out. Baseboards pulled. Drying equipment running for days. Then, the part that matters: the rebuild, the paint, the floors. Fort Lauderdale humidity makes the in-between stages harder than homeowners expect. Here’s real work, real timelines, and what changed from the first day to the last.

Cast-Iron Pipe Break in Victoria Park: Water Extraction and Cabinet-Level Dryout

BeforeBeforeAfterAfter
Victoria Park, Fort Lauderdale: cast-iron supply line break. Left: standing water across 240 sq ft of oak flooring. Right: dried, refinished, and re-sealed after 6 days of drying.

An 80-year-old cast-iron pipe let go inside a wall cavity between two bathrooms. By the time the homeowner caught it, water had traveled under the oak flooring and into the toe-kick space beneath the kitchen cabinets. Our crew opened the wall, extracted standing water, and set Dri-Eaz and Phoenix equipment to pull moisture from the slab and the hardwood. We dried in place rather than pulling the floor. Six days later, the moisture readings were low enough to refinish, and the cabinet bases only needed new toe-kicks, not full replacement. That one decision saved the homeowner about $4,600 in millwork. Carl Brandt walked the job on day two and day six to verify the numbers before any rebuild quote was written.

Water Heater Split in Plantation: Full-Floor Dryout With Hidden Ceiling Damage

BeforeBeforeAfterAfter
Plantation, FL: a 50-gallon water heater split at the seam. Left: saturated carpet and pad, plus water staining on the living room ceiling below. Right: new drywall, texture match, and repaint.

This one moved through the floor assembly fast. A second-floor utility closet drained 50 gallons down into the ceiling cavity of the living room below. The carpet looked like the whole problem, but the ceiling below had become a water trap. We cut a 4-by-6-foot section out of the living room ceiling, pulled the wet insulation, and set XPOWER air movers on both levels. Psychrometric readings, that’s temperature plus relative humidity plus moisture content, told us we needed three extra days beyond what the visible damage suggested. The ceiling was re-rocked, textured to match the existing orange peel, and painted corner to corner so there was no patch line. The homeowner’s adjuster got every photo and the full drying log on day one.

Mold Inside an AC Closet in Sunrise: Containment and Surface Remediation

BeforeBeforeAfterAfter
Sunrise, FL: mold growth on drywall and the air handler return plenum. Left: visible black growth on gypsum and framing. Right: clean framing, new drywall, and a treated air handler.

South Florida air handlers sweat, and that condensation feeds mold inside closets where nobody looks. This one was caught when the homeowner replaced their air filter and saw black speckling across the back wall. We set full containment with negative air, removed the affected drywall, and cleaned the framing. The return plenum got HEPA vacuuming and antimicrobial treatment rather than replacement, which kept the HVAC bill out of the job entirely. Post-remediation air samples came back clean after 72 hours, and the new drywall went up two days later. Mold work in Fort Lauderdale only makes sense if you fix the humidity source too, so we recommended a small dehumidistat and the homeowner got one installed three weeks later.

Kitchen Fire in Hollywood: Smoke Cleanup and a Partial Cabinet Rebuild

Technician using industrial carpet extraction tool for professional water damage restoration
Hollywood, FL: a grease fire above the range. Left: soot on the ceiling, upper cabinets, and backsplash. Right: cleaned, primed, and repainted, with three upper cabinet doors rebuilt.

Grease fires leave a layer of soot that soap won’t touch. This one started in a frying pan and spread to the range hood before the homeowner got it out. The fire itself was small. The smoke damage wasn’t. Soot had worked into the painted cabinet surfaces, the ceiling texture, and the grout lines of the backsplash. We used dry cleaning sponges for the first pass on walls, then a wet clean with a degreaser suited to painted surfaces. Three cabinet doors were too scorched to save, so we rebuilt them to match the existing shaker profile and refinished all the uppers so the color matched. The ceiling took two coats of stain-blocking primer before the final paint. Total time from cleanup to final walkthrough: nine days.

Storm-Driven Roof Leak in Wilton Manors: Attic Dryout and Ceiling Repair

Water damage restoration technician using industrial drying equipment in a residential room
Wilton Manors, FL: wind-driven rain entering through a failed roof flashing. Left: water-stained ceiling and wet attic insulation. Right: new insulation, new drywall, and a clean finish.

This was a classic South Florida storm job. Wind pushed rain under a roof flashing that had been fine for years, and the water collected in the attic above a guest bedroom. The first sign was a brown ring on the ceiling. The second was a soft spot in the drywall. We removed the wet insulation, dried the attic with an Injectidry system and B-Air movers, then cut out the damaged ceiling section. Since the roof repair fell to a roofer, we coordinated timing so the interior work happened after the flashing was fixed. That sequencing kept the job from being done twice. The homeowner’s insurance covered the interior work, and we billed the adjuster directly with the drying log attached.

Sewage Backup in Lauderhill: Emergency Extraction and Flooring Replacement

Restoration specialist using a moisture meter on water-damaged carpet and flooring.
Lauderhill, FL: a mainline backup into a first-floor bathroom. Left: contaminated water across tile and up the drywall. Right: new baseboards, sealed grout lines, and repainted walls.

Category 3 water, meaning sewage, changes the scope immediately. This backup came through the toilet and spread across a bathroom floor and into the adjacent hallway. The tile was non-porous and salvageable after cleaning and disinfection, but the drywall and baseboards had to go. We removed the bottom two feet of drywall, pulled the baseboards, and treated the framing before replacing everything. The grout lines were sealed with an antimicrobial sealant once the floor was clean. Every technician on the job wore full PPE, and the containment stayed up until the third day when air samples confirmed the space was dry and clean. No shortcuts on a sewage job, ever. The Kingswell Way applies here more than anywhere: written price before we start, and a written 365-Day Done Right Promise when we finish.
